Low ball them ~ 10-15% below asking price.

the economy suck ass. Noone can sell, barely anyone is getting approved. Offer 75% of asking price at most to start. You can always go up.

You don't want to insult someone when trying to buy something like that from them.

People do that all the time. There are some real cheap asses out there looking for desperate people to offload a house well below market value.

Possibly go to the courthouse and see which houses are being foreclosed on.

insult them? You're making the biggest investment of your life. You'll be making payments for 30 years (unless you sell before but you get the point) You're not trying to make friends, you're trying to make a deal.

Agreed! when we found our house it was listed for more than we were willing to pay. We said what the heck and gave them a crazy low ball offer, $40,000 less than they were asking. We figured they would say no but would at least let us know what the bottom line was. Imagine our surprise when they accepted our offer!!!! Then got a bonus after the home inspection brought out the fact that the house needed a few improvements they droped another $10,000 off the price Now even with the fall in the market we are still ahead of the game!

This is a big investment try to make it the best deal you can get!!! All they can do is say no but you never know they may say yes!!
